During May approximately 89% of the sales were below $300,000. Year-to-date that percentage increases to 90%.

There is currently over 7,100 properties on the market at an average price of $270,986 and a median price of $189,900.

Year-to-date there has been over 2,400 units sold at an average price of $165,272 and a median price of $139,400. The average days on market was 102.

Just recently I ran into a friend who was laid off and the business closed (they forgot to apply for a bailout). The reason the business closed is because their competitors had moved operations overseas where people are content with less. The following are a list of things that are not necessarily bad, but most of the world does not have or expect government to give or help them possess. Americans expect to drive on 4 lane highways, police who respond in minutes, numerous hospitals within a stones throw, parks and recreational facilities all over and well maintained, everyone living in a nice home, excellent paying jobs, paid time off, other work benefits, 2 or 3 cars per household, flat screen TV’s, subsidized retirement (Social Security), subsidized health care (Medicare/Medicad), huge grocery stores with numerous food items, airports nearby, laptops for each child, lights on major roads, centralized heating and air, public education, etc. Granted, many countries would like to have what we do, but have we gone from consider it a privilege to it being a right?

It is starting to annoy me that every statistic, average sold price, and other market information is continually compared to last year. As I look at market reports for Greenville, SC and listen to other realtors discuss the numbers it boggles my mind that they seem to think that the increase in sales and prices would continue to go up no matter what. It is such a narrow focus on the market that it gives a very warped view of reality. This chart shows that the market is coming back in line with a normal market. No doubt sales and prices have dropped, but it doesn’t need to cause a widespread panic. There are many other economic factors that are affecting life and causing much pain to individuals. However, the last five years were extraordinary and the coming five years will be extraordinary. Both periods will have both good and bad mixed in together. Get a bigger picture of what is happening and it will help to calm your nerves.

HOMEOWNERS: AVERAGE SOLD PRICE IS UP 17%

The average sold price for a home is up 17% and the average sold days on market has increased by only 2 days. To top it off, there were 847 more homes sold!!

Based on statistics by the Greater Greenville Association of Realtors, what was the worst year for the average seller in Greenville in the past 6 years? The answer: 2003.

In 2003 the average sold price was $156,726, but in 2008 it was $183,816-an increase of 17%!!. The median sold price for Greenville homeowners in 2003 was $132,921. In 2008 homeowners saw that median sold price rise by 16% to $153,724. Also, in 2003 there were only 7,174 units sold while in 2008 there were 8,021. That is a healthy 12% increase in units sold.
